Four Romantic Getaways in New England

New England is famous for its historic inns, luxurious resorts, and intimate bed and breakfasts. But now add in the varied and startling scenery of sandy beaches, rocky coastlines and the lakes and mountains, and you’ve the ultimate in choices for romantic getaways.

But where would I choose to visit and stay? Here are four destinations for romantic getaways in New England that would always make my list.

ACADIA REGION IN MAINE:

Travel further north than the shopping outlets and the Boothbay Harbor region and you enter another Maine of dramatic coastline, beautiful villages and islands, and Acadia National Park. Here you can cycle on carriage roads with breathtaking views, walk through silent forests or hike to mountain summits, or drive on scenic roads.

Visit the park but then slip away to Deer Isle on Penobscot Bay and take in the historic villages of Castine and Stonington, or travel north to the Schoodic Peninsular and tour along coastal Route 1 where fishing villages dot the inlets and secluded harbors all the way to the Canadian border. Places to stay that specialize in romantic getaways can be found in Bar Harbor and Ellsworth both just outside Acadia National Park’s boundary.

BERKSHIRE HILLS IN MASSACHUSETTS:

The rolling Berkshire Hills in western Massachusetts have long been popular with the rich and famous but more recently discovered by those seeking an alternative to the crowded beaches and hiking trails of more popular New England destinations. Nestled in valleys between mountain ranges, and along rivers and streams, are villages where during the day you can discover the outdoors, and at night experience Shakespeare or a musical in any of the towns dotting the region. This is also a recommended spot for fall foliage romantic getaways.

The Berkshires is also home to many of New England’s most exclusive resorts and historic inns centered in the towns of Lenox and Stockbridge.

CAPE COD IN MASSACHUSETTS:

Drive a few extra miles from the tourist haven of Hyannis and you’ll enter what the locals call the quiet or lower cape. This is the Cape Cod National Seashore region with miles of uninterrupted sandy beaches and stunningly beautiful cliffs, dunes, and ocean. You can take a walk through a salt marsh or visit historic sites and see for yourself the forces of nature erode and redistribute land in this geological wonder.

Or you can just share a walk along a sandy lane to a kettle pond and forget about the commitments to keep at home. Recommended towns to stay include Chatham, Orleans and Eastham, all of which have inns and resorts that specialize in lodging and amenities for romantic getaways.

WHITE MOUNTAINS IN NEW HAMPSHIRE:

One of the first areas of New England to be developed for tourism the White Mountains in New Hampshire once boasted a large choice of grand resorts. Today just a few of the resorts remain but the spectacular views and wide-open spaces are still a magnet for those seeking to discover places off-the-beaten path, and explore the peace and quiet of the northern woods. Spectacular scenic drives and mountain villages dot the valleys and invite a stop to admire a covered bridge or take a walk to a waterfall and a picnic lunch together.

The fall foliage in this area is considered some of the best viewing in New England and makes an ideal time for a romantic getaway to one of the inns in Jackson or Bartlett Village or any number of hideaways nestled in Mount Washington Valley.

Property In Florida For Under 80,000

To secure yourself a Florida property for 80,000, you'll need a cool head and the patience of a saint. Many Florida property agents are currently displaying surprisingly attractive properties at super-low prices that positively scream value for money to those of us getting excited about the two-for-one exchange rate.

Unfortunately, there are a couple of drawbacks. Firstly, in many cases, the agents in question have absolutely no intention of selling you a Florida property for as little as 80,000; they merely wish to introduce themselves to you before heading you in the direction of more lucrative Florida property options. The second is that the two-for-one exchange rate is currently slipping away; at the time of writing, the greenback is back with a vengeance, trading at around 1.83 against sterling. There's still a long way to go before the dollar gets back to pre-credit-crunch levels, but it's definitely heading in the wrong direction for buyers.

But just look at what comes with a Florida property: the delights of year-round sunshine; vast expanses of beautiful coastline; the world's greatest theme and leisure parks (Walt Disney World, Universal Studios, SeaWorld, Discovery Cove, and Epcot, to name but a few). And we haven't even started on the golf courses.

But is the tide for Florida property now turning? Have Florida property prices now fallen low enough for us to consider taking the plunge? That's difficult to gauge in a market that's going through such unusually dramatic turmoil. The trouble is, while the bottom has famously fallen out of the market, the top remains in denial, pedalling furiously in mid-air like Wile E. Coyote. Whether or not the coyote will miraculously run right across the chasm this time and continue on its merry way, only time will tell, but Florida property at a less rarefied level has certainly taken a huge nosedive.
Lee Weaver of The British Homes Group, which specialises in providing a one-stop shop service for Brits searching for Florida property, says: In all our 30 years helping UK buyers find Florida property, the market has never been so full of bargains. For example, Countrywide Financial Corporation, the US's number one home lender, is currently marketing over 1,600 Florida homes with some houses listed at 40 per cent less than their market value two years ago.

With this in mind, Homes Overseas has done some sleuthing and come up with Florida property on the market for less than the price of a new Jaguar.

Orlando, in central Florida, is far and away the most important destination for British buyers, who are lured by its unbeatable combination of family fun, top-quality golf courses and historically reliable rental returns. It is, in fact, the world's biggest tourist destination, with more than 50 million visitors a year; yet surprisingly has been hit harder than most areas in Florida by the credit crunch. For example, a studio apartment is currently offered by Feltrim at Horizons at the Grenelefe golf resort. This attractive and substantial development boasts three golf courses (one of them Arnold Palmer-designed), as well as a huge water park, a marina, spa, sports and fitness facilities, bars, shops and restaurants. The apartment is newly-refurbished and is now on the market for just ,000 (43,500).

In Canary Island Circle, just 14 kilometres from Disney, Feltrim is offering a spacious family home with four bedrooms (yes, four) and two bathrooms, a heated and screened swimming pool and its own garden. The property sits within a gated community that boasts an 18-hole golf course and fishing lakes. This Florida property is currently on the market for just 5,000 (68,000).

However, before you pack your bags (and your chequebook), it should be remembered that, when the price of a property seems too good to be true, it usually is. Residential appraiser Al Franks sounds this note of caution for overseas buyers: In some places I see signs of stability, and in other places I don't. A home may look good on paper, but then you drive by and a lot of the neighbouring homes have grass up to your knees."

There are also pitfalls for the unsuspecting overseas buyer, such as a two-tier tax system, which is not favourable for non-residents; and the fact that, if you're seeking a Florida property as a holiday rental, you must ensure it sits within an authorised short-term rental zone.

Golf development property is usually a good bet for those with rental returns and long-term growth on their minds, and another Orlando apartment from Feltrim, at the Southern Dunes Golf and Country Club, could prove a winner with singles and couples, as the development boasts one of the top-ranked courses in Florida. This upmarket development is well located for Disney and Orlando and has lots of on-site facilities and nearby sport and leisure amenities, including a large communal swimming pool and a fishing lake. All that, yet the one-bedroom condominium is on the market for only 5,000 (62,500).

For those still wondering whether the time is right to jump into the turbulent waters of the Florida property market, it should be said that there are signs of change. Orlando's residential resale market recorded its second-best sales month of the year in July, and local realtors are saying an improvement in the number of pending contracts bodes well for the rest of 2008.

Prices of property in Kissimmee are a touch higher, but in a very attractive area another large single family home on the market with the British Homes Group and boasting four bedrooms, a luxury kitchen, swimming pool and large garage could be yours for just 5,000 (95,000). On the face of it, this is out of our price range; but let's not forget that this is a buyer's market and you should arrive ready to negotiate hard.

For confirmation that the Florida property market is truly being cut down to size, we move south down the coast, to Delray Beach, situated between the seriously upmarket resorts of West Palm Beach and Boca Raton. Here, an attractive two-bedroom apartment with vaulted ceilings is currently on the market, offering numerous facilities on the doorstep, such as a pool, gym, spa, clubhouse and tennis courts. Downtown Delray and the beach are a mere ten minutes' drive away and the property is on the market for 5,000 (78,800).

Of course, if you're looking for something a little more luxurious for your 80,000, you might want to consider vacation ownership (yes, it's timeshare, but that's not a dirty word in the States).
The high-end Starwood Hotels and Resorts has a Vacation Ownership arm that owns Sheraton Vistana Villages, a luxury resort with some 1,500 one-, two- and three-bedroom villas. The development boasts three pools plus a children's pool, tennis courts, poolside restaurant, staffed recreation centre, two fitness centres and lavish tropical landscaping throughout, and buyers automatically gain access to Starwood's international Vacation Network. Annual weeks at Vistana Villages can be purchased from around ,000 (5,450).

Those selling Florida property will always say now is the right time to buy. However, there does seem to be a groundswell of opinion pointing in the direction of at least a bottoming out of property prices by the end of the year. One thing's for sure, if you love Florida and you can afford to throw 80,000 at a Florida property, you've just about run out of reasons not to buy.

The Province Of British Columbia

The Province of British Columbia is located in Western Canada, it borders with the Yukon and Northwest Territories to the North, Alberta to the East and the U.S. states of Montana, Idaho and Washington to the south. The Pacific Ocean coastline to the west is the only part of Canada on the Pacific Ocean and is home to Vancouver Island

With an area of 944,735 square kilometers; it is Canada's third largest province in area and population (4,162,535). More than half of the population lives in the south western corner of the Province. Most of British Columbia is in Pacific Mountain time which is Greenwich meantime (GMT)-8 hours. Daylight saving is in effect from April to October making it GMT -9 hours. Being home to the fantastic scenery of the many Provincial and National Parks, British Columbia is a magnet to outdoor enthusiasts and tourists alike. The hundreds of Provincial parks are fantastic though completely out shadowed by the majestic National parks including Yoho, Kootenay and Glacier National Parks.

The Province has many different landscapes including beautiful beaches, immense lakes and rivers, mountains and even a desert area. British Columbia is also home to some of Canada's wettest and driest areas. The climate varies greatly from one area to the next, but generally the coastal area of British Columbia tends to be the mildest with cool and wet winters, the summers are warmer but the area is still prone to precipitation. The interior has cold winters with a lot of snow and dry hot summers. All these factors combine to create fantastic sports and Recreational Opportunities that will keep all the family busy!

The City of Vancouver lies in the southwestern corner of British Columbia and as Canada's third largest city dominates as the population centre of the Province. The Provincial capital is Victoria, a much smaller city on the southern tip of Vancouver Island. Vancouver is one of the most amazing cities in the world with great beaches, skiing, hiking, sailing and most other activities catered for. The city has an outstanding and vibrant night life with world class restaurants and clubs. Victoria is a more sedate affair, though it too offers an exciting nightlife. Being the Provincial capital means that there is some history in Victoria with the Parliament building overlooking the harbour area.

There are several other cities of a fair size - Kamloops, Kelowna, Revelstoke, Vernon and Prince George being the largest. The northern cities tend to be supported by logging and fishing industries while the southern areas generate excellent income form the tourist industry. The Okanagan area is a vacation centre for many Canadians with hot summers spent by warm lakes. The winters bring snow to the Fernie, Panarama and Kimberley ski resorts, whilst Whistler Blackcomb is one of the premier resorts in North America and due to host the 2010 Winter Olympics. Already projects are beginning to improve the infrastructure and there are plans to build a two lane highway linking Vancouver and Whistler Mountain Resort.

As with all the Provinces; Education, Healthcare, Social Assistance Benefits and Driver Licensing are all managed by the Provincial Government of British Columbia. The Provincial regulators for qualification transfer can be found in our "Jobsearch" pages. One extremely important responsibility of the Provincial Government is to administer the Employment Standards which include your rights (maternity, minimum wage etc.) and responsibilities as an employee in BC. It is imperative that you understand these before you start work.

The liquor laws, as with all of Canada, are very strict in the Province. The legal drinking age is 19 years and licensed establishments will ask for I.D. if someone looks under the age of 25 years. Drinking is not permitted in a public place unless it has been specially approved. Liquor in a moving vehicle must be sealed and not accessible to anyone in that vehicle.

Apart from the Provincial Income Tax British Columbia has two main taxes, firstly the GST (Goods & Services Taxes) this is currently at 7% and is applied to most goods and services sold in Canada. Secondly, PST (Social Services Tax - Provincial) this is currently at 7.5% and is applied to merchandise that is bought or leased in B.C. There are some exemptions to PST; these include all food items for human consumption, clothing and footwear for children less than 15 years of age and medications.

Also, there is an environmental tax which is charged to tires and lead acid batteries bought in the province. Hotel rooms are subject to taxation charged at between 8 - 10% depending on the location. Be aware that most prices are advertised without any taxes; these are normally added on at the point of payment and can cause confusion if you are not expecting it!

The main industries of B.C are Forestry, Fishing, Agriculture, Mining, Tourism and Manufacturing. After several years in recession, the British Columbia economy is now recovering. The forestry industry has received a massive boost after a lengthy dispute with the USA over lumber import duties imposed by the US on Canadian wood is drawing closer to settlement. The world free trade organisation has ruled in Canada's favour and it looks likely that the US will have to repay the Billions of dollars in illegal duties already collected and allow the free trade to resume. This enables the Province to claim one of North America's most competitive Business Climates and has tremendous economic opportunities existing throughout the province.

Frequently Asked Questions

  1. QUESTION:
Does anyone own timeshare(s) in Atlantic City, NJ?
If you do, what do you like or dislike?

    • ANSWER:
You should only buy a timeshare in Atlantic City if:
      a. You want to go there over and over again as on the grander scheme of things that isn't a real destination location.
      b. You can afford and don't mind paying the yearly maintenance fee whether you go there or not.

If you want a timeshare go to ebay or bid4assets.com you can usually find them real cheap. Try and buy and everyother year one so you're not stuck having to go every year. As you get older you can pick up other in different locations. I have 5 I love them.

  2. QUESTION:
Middle Atlantic honeymoon? NY, NJ, PA, MD?
Catskills/ Lake George/ Lake Placid area, NY for a honeymoon?

OR Vernon Valley / Atlantic City, NJ?

    OR Ocean City, MD?

or (yes, even) the Poconos, PA are listed.

Is this worth-while? We are coming from around NYC and it's about a two to five hour drive depending on the area. My sister is letting us use her timeshare, which is wonderful! But we don't want to fly, nor do we want to drive forever. We are getting married in June 2010 and are not sure how much time we will have off from work. So we are trying to come up with "9-days off" possibilities. The places her time share can let us be are the towns listed above. Figured I would ask to people who live in the mid-atlantic states as to their personal feelings on these areas, because we are looking for to take a real honeymoon. This is it, it's not going to be a mini-moon and then we are going to the Caribbean. This is it. So are these areas of NY/ NJ/ PA / MD a worthwhile honeymoon spot? If so, what is there to do there? And if not, please let me know that too.

    Thanks!

PS - I listed the towns her timeshare has multiple properties, but I would prefer NOT Atlantic city for our honeymoon. ALSO, the pocono properties are not the Caesar's properties. They are places in the Lake Harmony and Bushkill areas as well as others, but not MT Pocono. And again, not the Caesar's couples resorts.

    • ANSWER:
I would choose upstate NY. I went to college up there and it is beautiful at that time of year. Lake George is the most touristy...lots of little shops, restaurants, etc. If you are in your 20s you will probably have fun, but it can be a little honky-tonk. Lake Placid is really nice, I enjoyed the town and the area. I was always really interested in the Olympics...so I enjoyed going there to see that part of it too. Even the Catskills is great...I don't know what specific area you would be in....but there are plenty of places to go biking, hiking, walking, boating, etc.

I agree with you, Atlantic City should be the last option. I live in NJ and I really don't like AC at all, a day or two is the most I can handle being there for. The Poconos is nice, but I get bored being there for more than a couple of days.

Never been to Ocean City, MD...but it seems like a popular place.

  3. QUESTION:
    Donating/giving away a timeshare?
I have a great timeshare unit in Hilton Head, South Carolina and a timeshare unit in Atlantic City, NJ. I cannot afford to make the maintenance fees every year in addition to my home mortgage, car payments, feeding/clothing/etc 2 kids, etc.
I want to donate these units so that I will be free of the maintenance fee and will get the tax-deduction for this donation. Does anyone know what charities accept tax-deductable timeshare donations? I really need to know!
Help! Does anyone know of a charitg that will accept them right away and assume ownership of them? I contacted one charity and they told me that they would try to sell it but the units would be mine (maintenance fees too!) until they could sell it, "usually within 6 months."
I want to donate them now, get the tax deduction ASAP, no more maintenance fees!!!

Please let me know if you have ANY information about this, ASAP! Thanks!!!

    • ANSWER:
You may be hard pressed to find any charity that would accept the donation. They don't want the expense of those maintenance fees either.

In's And Out's Of Managing Your Timeshare

Alright so that salesman on the free-trip got to you and you purchased that timeshare unit. So now what do you do with the unit, the salesman said that this would reduce my yearly expenses and pay for itself in the first five years of ownership.

How do I make this new investment work for me to get the most out of it. You have several options at this point in your vacation club ownership. You could rent your Timeshare, as the week that you own belongs to you just as your home belongs to you. You could use your week as your yearly vacation destination. Or you could post your timeshare with one of the major trading companies (Interval International, or Red Week). Just what to do.

If you enjoy the location of your timeshare, which you had better because you own it, the best thing to do at the start is to use this unit. You are evidently making payments on the unit and probably can't afford the additional expense if the unit should not rent as it was advertised to do, this will also give you the ability to talk with authority on the benefits of your chosen destination to later renters.

Your second option should be to trade the timeshare into Interval International or one of the other major trade companies. By trading in your week you will be allowed to select other destinations to visit. This is an extensive listing of locations and will afford you a different view than your home resort. Visit http://www.travelblogger.info to see current destination trends and rebates.

So you have now traded your week last year and are not really interested in going to your “Home Resort”. Your timeshare company only allows trades on alternating years. What can you do? exercise option number 3, renting your timeshare. Be aware that you only have about a 50% chance of the unit renting so if this is your option please don't bank on the incoming money.

Now do a little research by looking up your resort on http://www.redweek.com and finding what other owners are currently renting their weeks for at your resort. Then be prepared to post your timeshare on the local rags for your resorts. Also list your timeshare on http://www.RedWeek.com, and begin your wait on the rental.

Following any of the routes above will allow you to enjoy your timeshare ownership. Selecting carefully you can plan on only visiting your home resort once out of every three years. You can also allow the timeshare to pay for itself if you master the art of renting your week. Get this rental about 75% occupancy and you will be able to make the salesmans story ring true.

Frequently Asked Questions

  1. QUESTION:
What is the Best Way to Rent/Sell My Hilton Head, SC July 14th, 2007 Timeshare?
I own a lovely Hilton Head Timeshare resort called Port O'Call. I own the 2nd week in July at this great resort. I cannot get anyone to rent or buy it because the timeshare listings do not reach the average consummer. Most people don't know you can rent or buy from owners for a fraction of the cost of renting/buying from the resorts. My summer week is in unit 504, a lovely 2 bdrm unit with two baths and two decks only rents for 00 per week, and is for sale for ,000, but how do I get this information out to the general public? Please don't tell me about traditional timeshare rental sites because I know them all. I want to reach NON-Timesharing folks who would appreciate a week like this. The reason I want to rent it/sell it is because the drive from NJ is too much for my husband (75) We love Port O'Call and really wish a young family would rent/buy it from us. There are two king suites, 2 sleeper coaches, and the unit sits on the swimming pool. It includes golf and tennis!

  2. QUESTION:
Selling timeshare unit at the Marriott Grand Ocean Resort, in Hilton Head, SC. ?
My family has a two-bedroom time share unit at the Marriott Grand Ocean Resort in Hilton Head Island, SC, during prime season - August. We are looking to sell our unit. Does anyone have suggestions on how to best sell the unit?

    • ANSWER:
To resale or rent a timeshare is a hard task, the basic rule is not to pay money up-front, don’t be another victim of a scam.

Unfortunately over 50% of people that really need to sale their timeshare falls for this resale scams where they charge money upfront and less than 10% of them use their only real option wich is to post it or offer it trough free advertising options as much, and as many sites as they can (it is ok to pay a few dollars to post in a great place but no more that to ).

Timeshares do not have resale value and in most situations you would take a loss in what you paid for, as they resale for less than 00 USD.

  3. QUESTION:
Can you cancel a trip for a timeshare?
I signed up for an offer for a trip for a Hilton timeshare that gave up to 70% off your hotel at one of their Orlando resorts. I asked if I could cancel because I have an elderly mother and you never know what could happen and she indicated that I could, actually thinking back she said "yes, we'll work with you", pretty vague if you ask me. However, when I got the confirmation it said "non-refundable", so I called back within the hour and tried to cancel but they said I couldn't. Can't you cancel and get a refund for anything if it's within a certain timeframe?

    • ANSWER:
If the confirmation says non-refundable, then the answer seems self evident. What they told you over the phone means zip.

  4. QUESTION:

Which is better to work for: limited service, full service or a timeshare resort? Choice, Hilton, Holiday Inn or Marriott?

  5. QUESTION:
whats the best resort in the United States through Interval International Timeshare?
My husband and I are going on vacation for our first wedding anniversary, and my parents in law are letting us use there Interval International Timeshare. We can pick anywhere that Interval International offers, but we would like to stay in the States. We were thinking of maybe going to North Carolina or possibly Georgia. We are going in June.

We are not limited to those two states, we are up for any suggestions in any state that Interval International offers...we would love feedback from other Int. intern. resorts people have stayed at.

Anyone ever use any interval Intern. resorts in Florida that are really nice? has anyone ever stayed at Bald Head Island in North Carolina? Typee Island in Georgia? Myrtle Beach? Hilton Head?

Again these are just a few to through out, but would like recommendations for other places if you had good experiences! Thanks so much in advance!!!

    • ANSWER:
You need to check on Interval and see what is available for June. Most of the good weeks/resorts may be booked for the summer already. It is a little late now looking for timeshares for June. Even though Interval has resorts in some of these areas they may not have any availibility. Start with your first choice area and see what your T/S deposit will pull for that area and go from there. Then check the other areas until you narrow it down to a few.

If you want to fly, a trip to Sedona, Arizona is a beautiful place to visit with a tour to the Grand Canyon.

      good luck

  6. QUESTION:
    hilton head timeshares?
we are interested in going to hilton head for the week of thanksgiving any advice on a resort to stay. we are rci members and want to exchange.

    • ANSWER:
No specifics on resorts as that is dependent on your own tastes. Go through the RCI directory and check out the resorts. You can also grab a subscription to Timesharing Today magazine. They run reviews all the time.

As far as advice, make sure that you book early enough. It's getting a little short on time to book for a holiday weekend. Many of the popular resorts will probably not be available for exchange unless of course you have beaucoup points.

  7. QUESTION:
Have you ever stayed at a resort you liked so much you forgot to leave?
Back in the 80's we had just gotten into "Timeshare", and traded for the Marriott Sea Pines Resort on Hilton Head Island.
When we got up on our last day we both got it into our heads we still had one more day, and went out to the golf course for one last round. Upon our return there was a nasty note under the door with instructions to contact the desk.
We explained that we loved the place so much we lost track of the time, and even offered to give them a free testimonial for a commerical. Nothing we could say could make them happy, so we packed up and left never to return. We still go to Hilton Head, though, every other year. But, we have never again had such a terrific vacation.
The question arises because we just returned from a place that was quite opposite, and reminded us of our previous good fortune.

    • ANSWER:
I honeymooned there with my wife. 5 nights, 6 days, 4 rounds fo golf. it was very, very hard to leave.

  8. QUESTION:
North or South Carolina in November?
I have the opportunity to take a week-long trip using points from my parents timeshare club. I've narrowed it down to North or South Carolina, b/c those are the 2 states closest to me (I live in Indiana) that I haven't been to yet, and could drive to in a day). I'd love to hear from anyone who lives there or has been there, especially around November (that's when I'd go).
The resorts I'm looking to stay at will likely be on the coast. I don't know the area or cities well enough to list those, but one I remember is Hilton Head.
Do you think this would be a nice place to visit that time of year?
FYI: I'll probably be going alone, and looking for a week of relaxing, but fun at the same time.

    • ANSWER:
I went to north carolina. but we didn't stay in a resort, we rented a beach house. you can surf and go to the beach in north or south, but in north, is you go to the outer banks, you can take a 5 minute drive to these enormous sand dunes where you can roll down fly kites, or just get an amazing view with beautiful pictures.

      hope it helped :)

Has anyone purchased Starwood Vacation Ownership?
I recently attended a sales presentation at a Westin Resort on their Starwood Vacation Ownership program. It sounds appealing in that you have flexibility to go to other properties. And unike traditional "timeshare" you don't have to lock-in to going only to where you own the same week year after year. However, I am also skeptical of these offers that sound too good to be true. If anyone is currently an owner of a Starwood Vacation Villa, I would love to hear about your experience and if you've taken advantage of redeeming your StarOptions at another property. Are there any hidden details they don't mention during the sales pitch? Thanks!
